The project involved the design of a new 156 room Hilton Garden Inn located near the Ft. Lauderdale International Airport on a heavily wooded lot in the adjacent City of Dania Beach. Total area of the building is approximately 88,000 SF on 6 stories.

The project required the development of the hotel plan based on Hilton’s prototype with modifications required by the Owner to complete their programmatic needs and respond to challenges posed by the chosen site.

These included the need to design around or otherwise preserve many large oak trees (many of which were over 100 years old) and dealing with a vertical ridge running diagonally across the property that presented a 4-foot drop in grade, while meeting traditional zoning requirements related to parking and site access and balancing all other requirements above. Back-of-house service and administration areas were also a critical aspect of the design along with a full-service restaurant and in-house laundry facility.

The firm provided full coordination of all development tasks for the owner from original site selection and due diligence through permitting, construction administration and ultimately occupancy and operation of the project, all requiring close cooperation with City officials during site plan approval and permitting phases.
